Do you accept rental assistance vouchers (Section 8)?
Yes, all available properties do accept applicants who receive rental assistance. Applicants must still meet our other screening requirements. -
Do you accept pets at your properties?
This is a case-by-case situation. Some properties do not allow pets, while others might only accept certain types or sizes of pets. If pets are accepted, there potentially could be a monthly pet fee, in addition to the monthly rent. -
Do you accept service animals and emotional support animals at your properties?
Yes, we do accept service animals and emotional support animals at our properties. You will be asked to provide documentation to verify the classification of your pet. In this situation, you would NOT be charged a monthly pet fee during your tenancy. -
What money is expected of me if my application is accepted and I am chosen to move toward a lease?
The tenant is expected to provide two certified checks, one for first month’s rent and one for the security deposit. The security deposit is generally 1.5 times the monthly rent amount. For example, if the monthly rent is $2,400, the security deposit would be $3,600. -
I have credit score below your screening criteria, can I put more money down to secure a lease?
No, unfortunately all applicants must meet our screening criteria to be considered for tenancy. We cannot accept more than first month’s rent and security deposit to lease our properties.
Screening Requirements
Credit Score:
- Individual applicants must have a credit score of 600 or above.
- Applicant groups must have an average credit score of 600 or above.
NTN Score:
- Applicants must have a NTN score of 80 or above. Applicant groups must have a NTN score of 80 or above. For a NTN score of 70 – 79, a cosigner will be requested.
Monthly Income:
- Applicant(s) will required to show 3 times the monthly rent as gross income. For example: If a rent is $2,000 a month, the applicant(s) must show $6,000 a month as gross (pre-taxed) income.
Rental History:
- Applicants must have no previous evictions or tentant/landlord filings on their credit report.
Financial History:
- Applicants must have no bankruptcies on their credit report within the past two years.
Criminal Background History:
- Applicants must successfully pass a criminal background check.
